This proposal was done for a private Developer who wanted to densify a large (4142sqm) stand in Bryanston, a Johannesburg Northern suburb. The property had an old large house in the center of the pan-handle stand which was proving to be difficult to let and expensive to maintain. The idea was to demolish the existing house and develop 5 luxury Villas which would yield a better return on the property for the developer.

Our design solution proposed 4 villas along the north western boundary with the 5th Villa positioned south at the end of the pan-handle. Each 420sqm Villa has 5 bedrooms, two lounges, dining area, pyjama lounge, study, covered and open patios, private garden and a splash pool. The northern Villas were staggered to ensure privacy and minimize over-shadowing.
