We were commissioned by Hectofield (Pty) Ltd to design a 34 apartment affordable housing development to compliment their capital investment funding application for the project. Our design proposal was instrumental in securing development funding. During construction, the end use was changed to Student Accommodation after the Developer concluded an agreement with a nearby university. Construction commenced in ]anuary 2018 and Practical Completion was achieved in August 2019.
In response to the long narrow nature of the site, our design solution proposes two rectilinear north facing residential blocks along the edges with centrally located parking. The massing of the residential blocks is limited to two levels in order to comply with Local Authority height and parking provision requirements.
In order to achieve the highest & best use of the land, we maximized the development controls to provide the highest allowable unit yield. With limited leftover space available, we managed to add a small landscaped recreational area complete with playground equipment.
