This proposal was done for a developer on a 31m x 31m site in Brixton, Johannesburg, less than 1km from The University of Johannesburg. The existing semi-detached house (to be demolished) functioned as a communal student housing with only 4 bedrooms. Our clients' brief was for a densification proposal to increase the properties yield.
The proposed layout maximizes the students rooms northern exposure while placing ablutions and kitchen services on the southern side. Access and emergency exists are combined on the two extreme ends of the blocks. Our proposal provides a total of 48 students with communal ablutions, kitchens and lounge & recreationals areas as well as 19 parking bays.
The architectural style and construction technology selected is traditional brick & mortar to minimize construction capital costs and maximize the developers returns.
